Luxury Queensland builder-developer BPG Developments has commenced construction at its $165 million Palm Beach project, Lierre, after swiftly reaching 50 percent in pre-sales since the start of the year.

Queensland-based builder Taranaway has been appointed to build the luxury tower, adding to its portfolio of residential, hospitality and commercial projects across the state, including a 13-storey residential project in Brisbane and the redevelopment of Spicers Hidden Vale into a world-class destination.

Lierre is also now fully funded via BPG Developments’ long-term funding partner JVL Finance, marking the fifth project the two companies have delivered together.

The strong sales result achieved at Lierre to-date reflects continued demand for premium coastal residences, despite broader economic headwinds dampening sentiment across Queensland’s residential market.

Buyer demand has been particularly strong for two-bedroom and two-bedroom-plus-multipurpose-room residences, with purchasers drawn to the apartments' flexible floorplans, southern and eastern outlooks, access to Palm Beach, and connectivity to the thriving local hospitality scene.

Located on a 1,733sqm Jefferson Lane site, Lierre will comprise 58 two- and three-bedroom apartments, three townhouses and eight penthouses, with completion anticipated in early 2028.

Building on this momentum, Lierre’s exclusive collection of penthouses will be released to market this spring.

Future residents will have access to a range of wellness facilities, including a gym, sauna, spa and outdoor shower, centered around an amenities deck featuring a swimming pool, cabanas, sun lounges and landscaped communal spaces.

The milestone comes as the Gold Coast continues to experience strong development activity, with more than $23 billion worth of major projects currently underway across the city as it transitions from a lifestyle destination into a metropolitan economy, driven by continued population growth, interstate migration and infrastructure investment.[1]

The city has recently overtaken Brisbane as Queensland's crane hotspot, with the latest Rider Levett Bucknall Crane Index recording a record 75 cranes across the Gold Coast skyline, including 30 new additions in the first quarter of 2026. [2]

Lierre forms part of BPG Developments' growing Queensland pipeline, with the company overseeing residential projects across Brisbane and the Gold Coast with a combined end value of approximately $500 million.

BPG Developments Co-founder Nick Parr said:

While buyers are taking a more measured approach in the current market, they continue to recognise quality projects in tightly held locations. Palm Beach has become one of the Gold Coast's most sought-after coastal suburbs, and opportunities to secure a new Jefferson Lane frontage residence are becoming increasingly limited.

BPG Developments Co-founder Glen Williams said:

With construction now underway, we're pleased to be working alongside long-term partners who share our focus on quality and delivery. These relationships are an important part of how we execute projects with confidence from planning through to completion.

MOTIV Founder Carly Cottam said:

We're increasingly seeing purchasers place greater value on lifestyle and long-term liveability, with Palm Beach's village atmosphere and connection to cafes, restaurants and wellness amenity continuing to feature in buyer conversations.
