With demolition now underway on Old Burleigh Road, Sandpiper Broadbeach has reached that inflection point. What was once a vision - carefully introduced to a select audience - has now begun its transformation into one of the Gold Coast’s most significant oceanfront residential addresses.

The early response has been decisive. Prior to its public release, Sandpiper generated over $300 million in reservations, with nearly half of the building secured in just four weeks. This level of early absorption reflects a clear and growing demand for residential environments that prioritise permanence, privacy and a more considered approach to coastal living.
It also reflects a more informed buyer.
A New Expression of Beachfront Living
Rising 53 levels and 194.8 metres above the shoreline, Sandpiper introduces a new vertical presence within one of Broadbeach’s most tightly held beachfront positions. Comprising 211 residences, the building has been designed to accommodate a range of living scales - from refined two-bedroom residences through to half and full-floor homes positioned high above the coastline.
The residential offering is structured across two distinct tiers.
Classic Residences provide a resort-led lifestyle anchored by extensive wellness and leisure amenity, while Private Residences, positioned from Level 26 upward, introduce a heightened level of finish, privacy and exclusivity. Separate entrances, lift cores and arrival experiences reinforce this distinction, creating a sense of discretion and clarity rarely achieved at scale.
This layered approach reflects a broader evolution in residential design - where experience, rather than excess, defines luxury.

Wellness as Essential Infrastructure
The integration of wellness throughout Sandpiper is not positioned as an addition, but as an expectation.
At Level 4, a dedicated retreat brings together a magnesium lagoon pool, yoga studio, gymnasium, steam and sauna facilities, hot and cold plunge pools, treatment suites and private entertaining spaces. These environments are designed to support both restoration and everyday ritual.
Above, the Residents’ Club extends this philosophy further. Exclusive to Private Residence owners, the club spans two entire levels and incorporates additional wellness zones, workspaces, cinema, library, lounge environments and landscaped retreat areas.
Increasingly, residential buildings are being defined not simply by where they are, but by how they enable people to live.

Quiet Luxury, Defined by Restraint
Within each residence, materiality has been approached with restraint and intention.
A selection of light and dark palettes allows buyers to align their residence with their personal aesthetic, while natural stone, refined joinery and considered detailing create a sense of permanence. Upper-level residences introduce enhanced specifications, reinforcing the subtle hierarchy within the building.
This approach reflects a broader shift toward quiet luxurywhere longevity, tactility and simplicity hold greater value than visual excess.
